Fort Smith Gets Another Historic District! Fort Smith Real Estate
July 22, 2008 by Ray Nellum · 1 Comment
Mayor Ray Baker always says, “Life’s Worth Living in Fort Smith, Arkansas!” Boy, he knows what he’s talking about! Living just got a little more historic with the recent announcement from Frances McSwain, Arkansas Historic Preservation Program Director.
“Today, Fort Smith is a city of diverse sties, including the May-Lecta-Sweet neighborhood, which has managed to maintain its historic ambience with its tree-lined streets and historic homes,” the National Register nomination says. “The neighborhood has retained its quaintness, charm and architectural character, allowing the district to stand out as an excellent example of early suburban development in Fort Smith.”
The May-Lecta-Sweet Historic District is the second Historic District in Ft. Smith. The Belle Grove Historic District is one of the most recognized Historic Districts in the state.
The May-Lecta-Sweet Historic District has about 130 “structures” built between 1890 and 1958! The area has maintained it’s historical character through the years, and the different homes have their own unique architectural design. The entire area is very pleasing to drive through and even better to take an evening stroll.

Is YOUR Agent Lazy??? Fort Smith Real Estate…
July 16, 2008 by Ray Nellum · Leave a Comment
Would I DARE to go there??? Yes, I would and I will! I have received numerous calls and emails from people about their Laze Agent. Are there really lazy agents out there??? Are there some lazy agents in the Fort Smith Housing Market? Heck Yeah!
I got a call and asked the lady if she was working with a Realtor and she said yes. I told her she needed to contact her agent about more information on the home. Well, she said, “My agent told me to look and find a home and just call the agent for information.” WHAT????
Buying a House in Fort Smith… Find Out What’s Important!
July 15, 2008 by Ray Nellum · Leave a Comment
Buying a house in Fort Smith is a great idea!! Fort Smith Housing Market has so much to offer all buyers. You want to be smart and do the right thing don’t you? Then don’t just pick up a magazine and start going to see house! That is NOT the first step. You need to get Pre-Qualified for a loan!
What’s a Pre-Qualification? You need to know your buying power. Getting Pre-Qualified will let you know how much you can afford, how much down payment you will need, and what how much you will need for closing costs. It is always better to be prepared, and knowledgeable when buying in the Fort Smith Area.
Do you go car hunting without knowing how much you can afford? Do you go and get groceries or shopping without knowing how much money you’ve got in the bank? The vast majority of us will answer that No, and the same applies when looking for a house in Fort Smith.
A Pre-Qualification will set you ahead of buyers that haven’t. If you were selling your home and received two offers: 1st offer was from a buyer that hasn’t been to a bank, 2nd offer is the same amount, but they’ve got their Pre-Qualification Letter presented with their offer. Which would you accept? Exactly, the one you know has the Purchasing Power!
Once you’ve got your Pre-Qualification, buying a house is Fort Smith is much easier. You can be more specific when searching for homes in the Fort Smith MLS. The important thing is that your real estate transaction goes as smoothly as possible. This helps you get off to a better start, and you’ll be able to shop with confidence.

I am very experienced with the Fort Smith Real Estate Market, as well as surrounding areas! When buying a house in Fort Smith, it’s important to find a Realtor that understands what’s important to YOU. Give me a call today at 479-414-1894 and remember, “To Buy or Sell’um, Call Ray Nellum!”
