A great event in Fort Smith that benefits children, and if you know anything about me.  You know I’m a huge supporter of anything that helps children.  The Community Service Clearinghouse along with Outback Steakhouse, will host a benefit lunch for the “Meals for Kids” program, Friday, July 30, 2010 from 11 to 1 p.m.  The Meals for Kids program helps to provide food for children in Fort Smith and surrounding area’s.

During the school year, thousands of children within our area, have lunch on Friday, and that’s their last meal until they return to school Monday morning.  That’s where the Meals for Kids program comes to assist.  The program provides non-perishable goods for children!  If you’ve already given, please give again.  The children need our support!!  I think this is a wonderful program that benefits so many, but asks so little.

• Average Days on Market:  122 days

The following graph shows the break down of the Average Days on the Market!  This is important in Ft. Smith Real Estate because some homes have positioned the price of their home to be better, and with less days on the market!

You can see that 38% of the homes sold in July had been on the market for 120 days or more.

Trivia Night with the Fort Smith Board of Realtors has turned out to be a huge success for raising money for Special Olympics.  Last year’s event raised $14,000. 

This year, an amazing $19,000 was raised!!

People got teams together for an evening of fun in support of a great cause; Special Olympics!  Even in a struggling economy, it’s great to see people come out and continue to give freely with their time and money.

Trivia Night is one event the Fort Smith Board of Realtors supports for Special Olympics.  Last year, the FSBOR raised almost $25,000 for the organization, and was one of the largest board contributors in the state!

I am positive we will raise more that $25,000 this year!

The Fort Smith Board of Realtors have raised a lot of money for the Special Olympics, but we know our job is not complete.  We’ve got more events during the year to build upon our current amount.  So many lives have been positively influenced through such efforts.  You can do your part and donate to Special Olympics!

The Fort Smith Real Estate Market saw the good old’ days of multiple offers and few days on the market.  A couple years ago, and everyone loved it.

Are those days long gone?  Not totally!

The Fort Smith Real Estate Market still has some very competitive homes on the market, and the Fort Smith Housing Market is getting better.

I just listed a house.  A few days later.  Baam!!!  Kaboom!!!  Multiple offers on the table and I’ve got a seller that has some decisions to make!!!  Problem?  That’s a good problem to have! 

Home sales in Fort Smith are down, but not drastically. 

If your home is on the market in the Fort Smith area, it is vital that you POSITION your home to sell!  You’ve got to do more than just slap a coat of paint on the wall.  You’ve got to do more than just plant some flowers in the front yard.  My good friend, Lynda Eisenmann has an awesome Blog post pertaining to Position vs. Pricing.

You’ve got to POSITION  yourself ahead of your competition!  The pricing of your home is very important, but in a difficult market, you’ve got to do everything you can to POSITION your more effectively in a competitive market.  You have to POSITION ahead of of your competitors with: Price, Condition, Appeal, and Value.  I will cover these key components in a future post.
